For house cleaners

Invoicing for house cleaners who'd rather be cleaning

If you clean homes on your own and bill the same clients every week or every other week, Zippato does the billing part and nothing else. You add a client and their usual clean, then set it to repeat weekly, biweekly or monthly. From then on, Zippato creates the invoice and emails it to your client automatically every cycle. Set it once and it goes out on its own. Extras like an inside oven? Edit the recurring invoice before the next cycle, or send a quick one-off invoice. Your client gets a clean invoice with your name on it, not ours. Free for up to 5 clients. Pro is $8/month for unlimited clients, emailed invoices and automatic recurring billing.

How billing a regular cleaning client works

  1. 1

    Add your business details once

Add your business name, address, default tax rate and payment instructions, like Zelle, Venmo, bank details or a payment link. Payment instructions print on every invoice.

  2. 2

    Add the client

Add a name and an email. Use the notes field for what you need to remember, for example "41 Maple Ct, gate code 4417, cat named Biscuit, skip the office."

  3. 3

Create the invoice with line items

One line for the regular clean, plus extras on separate lines so the client sees exactly what they paid for. Tax and totals are calculated for you.

  4. 4

Make it recurring and forget it (Pro)

Set it to weekly, biweekly or monthly. Each cycle, Zippato creates the invoice and emails it to the client automatically, with a PDF attached and a link to view it online. They don't need a login. You don't have to remember a thing.

  5. 5

    Extras and one-off jobs

For this month's add-ons, like an inside oven, either edit the recurring invoice before the next cycle and add them as line items, or put them on a quick one-off invoice. Deep cleans and move-outs go on their own one-off invoice. On Pro, Zippato emails one-off invoices in one click. On Free, download the PDF and send it however you like.

  6. 6

Mark it paid when the money arrives

Zippato doesn't process payments. Your client pays you directly using your payment instructions. Sent and overdue invoices are easy to see at a glance.

Example: a biweekly cleaning client

Recurring invoice INV-0112 (monthly, goes out automatically on the 1st), Bright Corner Cleaning → Dana Whitfield, 41 Maple Ct. Billing period: Oct 1–31. Due: on receipt.

Description Qty Rate Amount
Standard clean, 3 bed / 2 bath, biweekly 2 $160.00 $320.00
Total $320.00

One-off invoice INV-0113 for the extras that visit:

Description Qty Rate Amount
Add-on: inside oven (Oct 20) 1 $35.00 $35.00
Add-on: inside fridge (Oct 20) 1 $35.00 $35.00
Add-on: inside windows 12 $6.00 $72.00
Supplies: client-requested fragrance-free products 1 $15.00 $15.00
Total $157.00

Bigger one-off jobs get their own invoice too, for example:

Description Qty Rate Amount
Deep clean, first visit (baseboards, blinds, cabinet fronts) 1 $275.00 $275.00
Move-out clean, 2 bed / 1 bath, empty unit 1 $350.00 $350.00

Prices are illustrative. Use your own rates. Whether cleaning services are taxable depends on your state, so set the tax rate to match.

Payment terms you can copy

Put this in your invoice notes or payment instructions:

Payment is due on receipt. I accept Zelle (dana@brightcorner.example), Venmo (@brightcorner) or check. Cancellations with less than 24 hours' notice are billed at 50% of the visit rate. Thank you, I appreciate you.

Tip: for regulars, bill once a month for all visits in that month (like the example above) rather than after every clean. Set it once and it goes out on the 1st every month without you touching it.

What it costs compared with the big apps

Price (solo, US) What you're paying for
Zippato Free (5 clients, PDF download) · Pro $8/mo Invoices, recurring invoices that are created and emailed automatically each cycle. No payment processing.
Jobber Core $29/mo billed annually, $49 month-to-month (source) Scheduling, quotes, invoices, online payments
Housecall Pro Basic $59/mo billed annually, $79 monthly (source) Booking, dispatch, estimates, invoices, payments
Invoice Simple $6.99/mo for 3 invoices, $14.99 for 10, $21.99 unlimited (source) Invoices and estimates
Square Invoices (Free plan) $0/mo. Invoice card payments 3.3% + 30¢ (source) Invoices, estimates, built-in card payments

Prices checked October 2026. Plans change, so check the vendor's page.

The honest version: if you want clients to pay by card from the invoice, Square's free plan does that and Zippato doesn't. If you need booking and scheduling for a team, look at Jobber or Housecall Pro. If you just want your regulars billed on time, automatically, with your name on the invoice, $8/month is the whole bill. Recurring invoices email themselves every cycle without you touching them.

Frequently asked questions

How often should I invoice recurring cleaning clients?

Most solo cleaners pick one of two options: bill after each visit, or bill once a month for every visit in that month. Monthly billing means fewer invoices and fewer payments to chase. In Zippato Pro you can set an invoice to repeat weekly, biweekly or monthly, and it's emailed to the client automatically each time.

What should a house cleaning invoice include?

Your business name and contact details, the client's name and service address, an invoice number and date, each visit or service as its own line item with the date, add-ons listed separately, any tax, the total, the due date, and how to pay you.

Can invoices go out automatically?

Yes, on Pro. Set a client's invoice to recur weekly, biweekly or monthly, and Zippato creates it and emails it to the client automatically every cycle. Set it once and it goes out on its own.

How do I bill extras like inside oven or inside windows?

Two ways. Edit the recurring invoice before the next cycle and add each extra as its own line item, so it goes out with the regular invoice. Or put them on a quick one-off invoice. Either way, the client sees exactly what they're paying for, and the recurring invoice keeps going out automatically.

Is Zippato free for house cleaners?

Yes, the Free plan has unlimited invoices for up to 5 clients, and you download each invoice as a PDF to send yourself. Pro is $8/month and adds unlimited clients, emailed invoices, recurring invoices that send automatically and the ChatGPT/Claude connection.

Can clients pay by card through Zippato?

No. Zippato doesn't process payments. Add your payment instructions (Zelle, Venmo, bank details or a payment link) and they print on every invoice. Mark the invoice paid when the money arrives.

Does Zippato do scheduling or estimates?

No. It's invoicing only, for one person. If you need booking, scheduling or estimates, a field-service app like Jobber or Housecall Pro is a better fit.
